Fostering Mixed-Use
It was the goal of this master plan to curate a district hub that fosters a diverse mix of uses and provides a strong pedestrian and multi-modal transportation network.
The master plan communicated an intent to develop 9 mixed-use buildings totaling approximately 1.1 million square feet of building area over 4.4 acres and four blocks of downtown Bozeman.
Phased Implementation
Given the scale of this master plan and market demand, the design team developed an implementation plan made up of four phases.
The plan included contextual building to accommodate 400-500 residential units, 100,000 square feet of commercial space, a 100-room hotel, more than 700 parking spaces - most of which were concealed in a parking structure, and 100,000 square feet of open space - almost double that required by code.
